One developer.
Three logics.

Alliance brings together a city complex in Batumi, a wellness-led resort in Kobuleti and a limited villa community in Gonio. The name is shared; the demand drivers are not.

01 · Developer brief

A shared name is not a shared investment case.

The right comparison is not the finish. It is who rents, when — and under which operating model.

Alliance works across three very different segments of Georgia’s coast. Renaissance is a hospitality and wellness proposition. Centropolis is an urban mixed-use ecosystem. Gonio Riviera Estates is private residential real estate with access to adjacent resort infrastructure.

That distinction matters more than a common developer logo. Each project has its own tenant profile, holding horizon and operating risks. We therefore look at the portfolio project by project — beginning with Renaissance.

Alliance Renaissance on the Kobuleti waterfront01

The wellness proposition

Alliance
Renaissance

Renaissance is built around a four-season wellness thesis rather than a short beach season. More than 25 health, therapy and sports spaces widen the potential guest mix; the investment case still depends on operator execution and proven year-round demand.

The urban proposition

Alliance
Centropolis

Centropolis combines Hyatt Centric, the World Trade Center and residences near Batumi Boulevard. Its strength is a central, mixed-use demand base. The counterweight is complexity: several audiences, dense infrastructure and recurring operating costs must work as one system.

The private proposition

Gonio Riviera
Estates

A collection of 21 individual villas next to the Gonio coastal masterplan. This is not a hotel-room yield story: the case rests on privacy, land ownership, limited supply and access to a larger resort environment.

03 · Gonio, Georgia

Private villas,
inside a larger story.

Gonio Riviera Estates is a gated collection of individual homes beside Palmaris by Alliance and the planned Gonio marina district.

The strongest part of the proposition is the combination of a private house and a managed resort environment. Residents are expected to have access to Palmaris by Alliance infrastructure, while Aimbridge Hospitality is named as the operating partner for the estate.

For a buyer, the essential work starts after the render: confirm the exact scope and term of access, management fees, fit-out specification, handover status and the rights attached to the land and common areas.

04 · The BUC view

The developer name is the starting point, not the decision.

Three projects require three different underwriting models.

Renaissance should be tested as a wellness hospitality asset, Centropolis as a complex city ecosystem and Gonio Riviera Estates as a scarce private-home format. A headline return cannot be carried from one project to another.

Before choosing, we would model not only the purchase price but also handover timing, management and service fees, realistic occupancy or resale liquidity, and the buyer’s actual use case.

What exactly is contracted?Brand, operator, access rights and delivery obligations.
What are the recurring costs?Management, maintenance, reserve funds and utilities.
Who is the real end user?Short-stay guest, long-stay resident or owner-occupier.
What is the exit?Resale depth, holding period and buyer profile.
