Grand Millennium Kobuleti is a large-scale hospitality and residential destination developed by KBK on Georgia’s Black Sea coast. The programme brings private residences, a 240-room hotel, extensive wellness, dining, entertainment and business spaces into one managed environment.
The project is positioned for year-round use rather than a short summer season. Millennium Hotels & Resorts brings an international hospitality framework, while the masterplan is designed to give owners and guests access to the sea, landscape and a substantial internal infrastructure.

The project combines owner residences with hotel inventory and hospitality-led management. The presentation includes residence formats from 47 m² and larger 70 m² one- and two-bedroom layouts.
Private use
The current ownership programme includes up to 40 days of annual personal use, subject to the final purchase and management agreement.
Managed rental
A hotel-grade rental pool is presented as the operational model, designed for owners who prefer hands-off management.
Interior standard
Oak parquet, premium ceramic tile, brass details and natural textiles form the stated finish palette.
Air & water
The concept specifies water mineralisation and filtration alongside ionisation and 99.9% air purification.

Engineering brief
Specified for
long-term performance.
The technical specification calls for B30–B35 reinforced concrete, A500C seismic-resistant reinforcement and W10–W12 waterproofing, with the structure designed around an indicated service life of more than 100 years.
Energy and comfort systems include ventilated façades, premium aluminium systems, hydronic underfloor heating, individually controlled VRF/VRV cooling, heat-recovery ventilation, smart-home controls and a central building management system.
